A free place to advertise and find property in Georgia, where position is earned by being recent and complete rather than by having the longest listing.
1. What this is

OpenHome is a listings board for renting, buying and short-stay property in Georgia, in Georgian and in English. Owners and agents publish; anyone can search, look at the map and call the number on the listing without an account.

It exists because of one specific, measurable failure of the sites people currently use: a large share of what is advertised is not available any more, and finding anything means wading through reposts of the same flat. What we do about it is deliberately mild, nothing is deleted automatically, reports go to a person rather than to a counter, and the map opens on what was posted recently so it is readable.

What we are not: an agency, a broker, a party to your lease, or a holder of your money. We have no commission to protect, which is why we can afford to make it easy to report our own listings as stale.
2. How results are ordered
Stated plainly, because this is the promise that matters most and the easiest one to break quietly:
- Freshness. How recently the listing was published, edited, or confirmed by the advertiser as still available. Its weight halves every 72 hours.
- Completeness. Photographs, area, rooms, description, an exact location.
3. What happens to a listing
- 3.1
Nothing is deleted on a timer. A listing you publish stays published until you take it down or mark it as taken. There is no expiry date, no countdown and no reminder telling you to renew something that was never going to disappear.

Because nothing expires, the map would otherwise draw every rental ever posted at once. So the map opens on rentals posted in the last week. That is a filter, it is shown as a chip, and one tap removes it, nothing is hidden from anyone who asks for everything. The list is not filtered at all; it is simply ordered with the newest first.

Confirming a listing is still available is a one-tap action you can take whenever you like. It does not stop a deletion (there is none) it marks the listing as current, which moves it up the results and back into the map's recent view.
4. What it costs

Publishing a listing is free, and so is searching. There is no listing fee, no subscription and no commission.
- 4.2
There is no business model today. The costs (servers, the database, the map provider, SMS, the model provider) are carried by the operator. That is the honest position, and pretending otherwise would be the first dishonest thing on this page.
- 4.3
The constraint follows from it: the platform runs at the scale those costs allow. AI features have a monthly budget and fall back to non-AI paths when it is exhausted, map results are cached, and nothing here needs a paid key to work.
- 4.4
If costs ever outgrow what the operator can carry, something will have to pay for them, and paid placement is one of the options under consideration. We will not pretend otherwise here in order to sound better. What we will do is say so on this page before it happens, and label anything paid as paid wherever it appears.
5. What we will not do
- Sell, rent or trade your personal data, ever.
- Put advertising or third-party tracking on the site.
- Require an account to see a phone number, or hide contact details behind a paywall.
- Blur the owner / agent distinction, or let it be bought. A badge that could be purchased would be worth nothing.
- Use dark patterns: a decline that is harder than an accept, a hidden unsubscribe, a cancellation you have to phone for.
- Publish a number we cannot explain. Anything paid will be labelled as paid, and every sanction shows its working and its thresholds.
- Send anything to a model provider that we have not told you about in the privacy policy.
