If you are looking for a place

You do not need an account to search, to open a listing or to call the number on it. An account only becomes useful when you want to message from inside the site, save a search or keep favourites.

How does search work?

Type what you are after in ordinary words, "two bedroom in Vake under 900" works, and so does the same sentence in Georgian. Matching is fuzzy and covers both Georgian and English text in the listing, so a misspelling or a district written in Latin letters still finds the right flats.

Prices are compared properly across currencies. A listing priced in lari is included in a search under $900, because every price is also held in a single pivot currency converted at the National Bank of Georgia's rate. You can display prices in whichever currency you like without changing what matches.

Results are ordered by freshness and by how complete the listing is, how recently it was published or confirmed, and how much of it is filled in. Nothing on the site is paid placement today and no listing is marked as promoted; if position ever becomes something that can be bought, we will announce it before it starts and label every paid listing as paid. You can switch to newest, cheapest or price per square metre at any time.

How does the map work?

The map shows the same results as the list, positioned where they are. Drag and zoom to change the area; the results follow the visible area, so a listing that scrolls off the map leaves the list too.

Everything you are looking at lives in the address bar, the deal type, every filter, the centre, the zoom, the exact bounds. That means a map view is a link: copy the URL and the person you send it to sees exactly your search, not the home page.

Where several listings sit on one building, they group into a single marker; zoom in to separate them. Some listings show an approximate position because the lister chose not to publish the exact address.

For rentals the map starts with one filter already on: only places posted or confirmed in the last 7 days. Without it the map would draw every rental ever posted on top of itself. The filter is visible and one tap removes it, and the list and the profile pages are never filtered that way.

What does the owner / agent badge mean?

It is what the person who posted the listing declared about themselves: the owner of the property, or an agent acting for owners. It tells you who is likely to answer the phone and whether there may be a fee on their side.

We do not verify it by inspecting title documents. What we do is take the declaration seriously: you can report a listing where an agent is presenting themselves as the owner, a person reviews it, and an account claiming to be an owner while running more than 8 active listings is flagged for that review automatically.

Neither badge is better. Agents use the platform on exactly the same free terms, and the badge exists so that you know who you are calling, not to rank anyone.

A listing is not available any more. What do I do?

Press report on the listing and choose "no longer available". You do not need an account, an anonymous report is accepted, and the person who just phoned and was told it was let three weeks ago is exactly the report we want.

What happens next is that a person reads it. Until September 2026 reports carried weights that added up, and at a threshold a listing came down and a strike was issued by itself; that is no longer the case. A report is recorded and goes into a queue an administrator works through. Nothing automatic hides a listing, lowers its position or marks an account, which also means a competitor cannot take a listing down by filing a form.

There is one exception, and it is duplicate spam. If one account has more than two live copies of the same property (the same address, the same area, the same cover photograph) the extra copies come down on their own and the oldest one stays up. Nobody is sanctioned for it, and a copy that came down can be edited and published again.

The lister is never told who reported them, and a repeat report from you on the same listing simply does nothing.

What is the tenant dossier, and who sees it?

It is the set of answers every landlord asks for, what you do, how many of you there are, pets, smoking, when you want to move in, for how long, filled in once instead of typed into ten conversations.

Nobody sees it until you send it. It is attached to a conversation only when you tap to share it, and you can also create a link and let it expire. Every time it is opened, that is logged, so you can see who fetched it.

Put in only what you are comfortable sharing. Income range is a range for a reason, and documents are optional.

Favourites, saved searches and alerts

Favourites keep listings you want to come back to. A saved search keeps a set of filters, and can notify you when something new matches it, which, in a market where good flats go in a day, is the difference between seeing one and hearing about it.

Alerts never repeat a listing you have already been told about, and you choose the channel. Both need an account, because both are yours.

Is it really free, and what is the catch?

It is free today, for everyone, on both sides: no fee to search, to contact anyone or to publish, and no commission on anything you agree. There is no advertising, nothing on the site is paid, and no listing is marked as promoted.

We used to say here that position would never be sold. We are not promising that any more, because it is a promise about the future and we would rather not make one we may not keep. What we will commit to is narrower and checkable: if anything on the site ever becomes paid, we will say so before it starts and label every paid placement, where you see it, as paid.

The catch, if it is one, is that we are a listings board and nothing more. We do not view properties, hold deposits or take part in your agreement. See about for what we do and do not do.

If you are listing a place

Owners and agents use the platform on identical terms, and both pay nothing. The only thing we ask in return is that what you publish is true today.

How do I publish a listing in two minutes?
  • Log in with your phone number and the code we send you.
  • Say whether you are the owner or an agent. This shows as a badge; be accurate.
  • Enter the address. Pick it from the suggestions so the map pin and the district are right, listings with an exact position are found far more often.
  • Add photographs. Six or more is where completeness stops improving your position; the first one is the cover.
  • Set the price and the currency, rooms and area. The price must be the one you will accept.
  • Write a description, or let the assistant draft one from the facts you entered and edit it. Publish.

You can save a draft at any point and finish later. A draft is not visible to anyone until you publish it.

Does my listing expire, and what does confirming it do?

It does not expire. Until September 2026 a listing was visible for 7 days at a time and had to be renewed; that is no longer the case. A published listing stays up until you close it, mark it taken or delete it. There are no renewal reminders, there is no "still available?" check, and nothing is removed on a timer.

Confirming is still there and it is still worth the one tap. It says "this is still free, at this price, today": it marks the listing as current, which lifts it in the results and puts it back inside the map's recent window. It does not save the listing from anything, because nothing is going to happen to it.

The map is the one place with a clock on it. Rentals on the map are filtered by default to those posted or confirmed in the last 7 days, because a map that draws every rental ever posted is unreadable. The filter is shown and one tap removes it. Search results and your profile page are not filtered that way at all, the list is simply newest first.

What are strikes and when do they happen?

A strike is issued by an administrator, by hand, after a person has looked at the account. Until September 2026 reports added up to a threshold and the strike followed automatically; nothing issues one automatically any more.

  • One strike: a warning, and it is recorded.
  • Two strikes: your listings are demoted in ranking for 14 days.
  • Three strikes: publishing is suspended for 30 days and active listings are hidden.
  • Four or more: a person reviews the account, with the same measures re-applied.

Strikes are counted over a rolling 90 days and then stop counting on their own, there is nothing to apply for. If you think a strike is wrong, write to us; an administrator can cancel it, and a cancelled strike stops counting towards everything above.

Reports by themselves never cost you a strike, and neither does closing a listing: pressing "rented" or "sold" when a place is taken is the thing we want you to do. The only measure that is applied without a person is the duplicate rule, more than two live copies of the same property on one account and the extra copies are taken down, the oldest kept. That is a clean-up, not a strike, and it is recorded as neither.

How does the contract generator work?

Fill in the parties and the terms and it produces a lease or sale agreement as a PDF. There are Georgian, English and two-column bilingual templates; the bilingual one is the default, because a Georgian landlord and a foreign tenant is the common case. Amounts appear in figures and in words, in both languages, as Georgian documents require.

Send it for signature and the other party gets a link that works without an account and lasts 14 days. What they see on that page is redacted (no earlier signatures, and identity numbers masked) while the document itself is complete. When both sides have signed, the listing closes itself.

It is a draft, not legal advice. It is not notarised, and the signature it captures is a drawn image plus a record of when and from where, not a qualified electronic signature under Georgian law. Read it, and take advice for anything unusual. Once signed, the document is frozen and cannot be regenerated.

Should I verify my identity?

It is entirely optional. It produces a badge, and nothing else: no feature is behind it and it does not affect where your listings rank.

Your document and selfie go to the verification provider directly and never reach us. All we keep afterwards is a status, a date, the provider's name and its session reference, never the document, the name on it, your date of birth or the photograph.

What do the AI features do with what I type?

They can draft a description from the facts you entered, suggest a reply, translate between Georgian and English, understand a search phrase, and draft an extra contract clause.

The text involved is sent to a third-party model provider outside the platform. Your name, phone number and email are not. The privacy policy lists exactly what goes and what does not.

Everything is a suggestion you choose to send; nothing is published or sent for you, and where a message was rewritten, the original stays one tap away for both sides. Every one of these features has a plain path, the site works with all of them off.

My listing is not showing. Why?
  • It is still a draft, drafts are private until you publish.
  • You closed it, marked it taken or deleted it. Nothing else takes a listing down by itself, and no listing is ever removed for being old.
  • It is a rental, and it was last posted or confirmed more than 7 days ago, so it is outside the map's default recent window. It is still in search and on your profile. Remove that filter on the map, or confirm the listing, and it is back on the map too.
  • It was an extra live copy of a property you already have up, and the duplicate rule took it down. Edit it and publish it again.
  • An administrator hid it, or your account is serving a suspension. Your profile page says which, and when it ends.
  • It is there, but far down: an old listing with two photographs and no area ranks below a fresh, complete one. Confirm it and fill it in.
How do I get my data out, or delete my account?

Both are buttons on the privacy policy page, and both work immediately. The export is a single file containing everything we hold about you.

Deletion scrubs your personal details and archives your listings, but your side of a conversation stays readable by the person you were talking to, it is their record of a negotiation about their home too. That is described in full before you press the button.
